Nightly Rates below are for advance reservations.  Last minute rates quoted on a case by case basis based on season and number of people. 

These pricing schedules are specific to the size of your party because of the large capacity of the houses and our desire to not overcharge smaller parties.  Often it is difficult to predict how many people may join your party and therefore we commonly balance the final charge, even up to your departure day when we know how many people to charge for.  Please do not try to sneak people in - we end up finding out anyway and it just gets embarrassing when I have to confront you about it.  If you end up with more people than you expected, simply let me know. 

Prices are total and include Montana's 7% bed tax.  Children under the age of 18 months are not counted in pricing.

REGULAR RATES   June 1 - Aug 31 & Holidays  (Holidays include: Thanksgiving, Christmas, & MSU Graduation)
Advance reservations for these times are available with 1 week minimum at the 9-12 person price.  Within 60 days of your arrival date these minimums are dropped.  There is no specific start day, such as Sunday to Sunday, so feel free to arrive any day.  As such, partial weeks of availability may be created which can be booked in advance. 

DISCOUNTED RATES  Sept 1 - May 31 except Holidays & MSU Graduation
Advance reservations for September are available with 4 night minimum at the 12 person price.
